Under no circumstances accept money from them if they don't leave on time as planned. If they give you $1.00 it it technically some part of rent and restarts the entire non-payment period over. This relates more to the eviction process itself but also be careful with the "agreement to waive protections" portion. In New York the courts are highly sympathetic to the renter and may not recognize that element of the contract, unless someone in the legal profession has suggested otherwise and I could be wrong.
