Not sure of the laws in your state but in Florida you would be able to go to the court house and file a nonpayment of contracted labor on real property lean.
When the house is sold that lean would be paid before the owner gets his money. In a small claims situation there may be a judgement against the owner for the amount due but by the time you get a court date the house may be sold and that judgment would not be worth the paper it was written on.
You could pressure the real estate agent by letting it be known. Just be sure to stick with the facts if you take out an ad to let people know. You don't want to get into a slander situation.
I somehow skipped over your last post about this. You can go to office depot and buy contracts. Just write up what you plan on doing and be sure to include what you are not going to do! People like to try to slip in extra work on you for free. You also want to include terms of payment.
