House demo

Co-worker is cleaning out his father in laws house to demo and rebuild. House is signed over and he owns it outright. Explained what I do for a side job and was interested in recovering all the metals and wires etc from the house before it gets torn down. He said I can do the job if he gets a cut of what gets taken out. I am thinking a 70/30 split with him if he gives us a hand, since me and my brother would be doing all the breaking down and hauling to scrap yard. If he says he is tied up with cleaning out his in-laws stuff and doesnt have the time I am thinking a 75/25 split. I know I get the job if I come up with right numbers. The house is cape cod style with no basement so there's no humping anything up any stairs. All Sheetrock and anything else we break up to get to pipes and such stay in house to be removed by demo company. Any thoughts?

Do 60/40 that is more fair and how I always ran things. That way 10% is fuel and tool cost....50% to you 50 to him.

I have to agree with ozzy214. A 60/40 or better (for owner) is pretty rule of thumb. Now if you have to clean up your mess a 75/25 would be in order.

Well, 50% to you and 40% to him...sorry, it's the accountant in me.

I would do 75/25, there is a lot more work than you think to get all the pieces of copper and such out, lots of smashing/ cutting/ smashing

Thanks for all the feedback, might be doing a walk thru tonight to get a better idea. Looks lke I may go with a 60/40 split. Will keep you updated.

I'm just finishing up with pulling the scrap out of a house. Let me tell you, it is tons of fun and a great stress reliever. It's also a lot of work and sometimes a pain. Here's a few tips:

-Before you do anything, check for asbestos. In NY you can put it out to the curb if the house is still livable. Otherwise you have to have it professionally removed which costs a lot.
-Get dust masks. They help a lot.
-Any salvageable lumber, hardwood floors, cabinets, and other building materials could be worth a lot.
-You don't have to smash even section of wall looking for pipes and wires. Start at the top and follow one pipe or wire from the top to the end. That saves a lot of time.
-Check for I-beams in any additions added onto the house.

Thanks scrap man, didn't get there tonight but hopefully in the next few days. He is tied up still going thru his in laws stuff with his wife so it may be a week before we get started. If you know the island it sounds like a levittown type cape. Never blown out or expanded so not planning on finding any I-beams. Already have the safety stuff and boiler was replaced a few years back so only asbestos that may be present is under the siding that i am hoping is aluminum. I think I may drive by the place tonight on way into work to see what it looks like. Can't wait think its gonna be a lot of fun.

Don't have a clue as to how much $$$ to expect. I know there should be a large amt of romex and copper pipe. I know all aluminum gutters and framing around widows is coming down as well as flashing under the gutters. Brass off of all plumbing fixtures. Basically it's all coming out except the trash. The opportunity arose and I jumped on it, I do know I won't lose money on this deal.

No you won't lose money and it should be a fun project! Keep us posted how it goes, and if the owner is willing to help.

Guy is still hemming and hawing over the split he wants a 50/50 split which I am NOT doing. He's waiting for me to call him about the price. He's not going to do it himself and he knows if I don't do it all the materials we can make money on are going to go to the contractor when they tear down the house. Gonna let him sit a stir another day or two and then tell him it's 60/40 or I am out. My labor,my time,my tools and my veh to haul the stuff to the yard. Plus I am splitting my end with my brother who scraps with me so he is still getting a better cut than me.

Sounds awesome one thing I will add is this if it's an older house watch the bathroom walls there might be razor blades inside. I tore my bathroom out to move it and the wall behind the sink had over 2 dozen blades in it. So just watch yourself.

I would try the 70-30. That way it would end up 30% for you, your brother & owner then 10% for fuel cost.
