    Homeless No Longer

    Me and the old woman seem to get along best as pen pals, the house I bought was cheaper than the sail boat I last lived.

    About 4K in American dollars, August first is my possession date, the reason it sold so cheap the roof had leaks that damaged the lath and plaster, and these days repairing lath and plaster is a lost art.

    The contractor gave a quote to remove and replace with wall board.

    New roof was installed two years ago, no more leaks.

    It looks like a super bargain. At that price, not sure that you'll get two months rent (maybe one) in Toronto or Vancouver. How are the property taxes and the utilities?

    Could you have access to high speed internet where you are? This is a serious issue in many areas. Telcos get government subsidies to install optic fiber and network, but they often pocket the money instead and customers continue to suffer from slow and bad connexions.
    NEW TO SCRAPPING? READ THIS: Build up your horde of magnetic and non-magnetic metals in two piles until you have a better understanding of the business. Magnetic material has low value and is mostly always steel / shred / short iron. Read old threads about non-magnetic metals and ewaste (and how to sort them), but don't forget that they generally have absolutely no tolerance for contamination (screw / iron / foreign material).

    That's a pretty good deal. Real estate in this area is selling for as much as 50 k. over asking price.

    The lines of the house look pretty good. Not seeing any apparent structural problems. You might want to think about a complete re-hab if you can afford it. If it's plaster & lathe ... the house is probably older with 2x4 walls. I would build the walls out to six inches thick and insulate with kraft faced fiberglass.

    Chances are .... there will be black mold and rodents nests in the wall pockets. They ought to be thoroughly cleaned out and sprayed with a bleach & water mix. Maybe some new windows if you can afford ?

    The older places in this area cost about $ 800.00 - $ 1,000.00 a month to heat in the winter. Anything you can do to make it more energy efficient while the walls are opened up will save you a ton of money later on.Heat pumps are selling like hotcakes because the price of home heating oil & propane have doubled over the last year or so.

    It's all money though ... sometimes all you can do is the best that you can with what you have on hand. It's a roof over your head and that's what matters most.

    The driveway has a clear shot to the broadband wireless tower, I'm going to erect an old TV tower removed from this house to clear the trees, property tax is just under $600.00, water is separate.

    Been using voip.ms for telephone for the past ten years and will continue to do so.

    I'm thinking of turning the garage into a personal suite and rent the house to a single mother. Also considering odd jobs, the usual leaking faucet, toilet replacement and hot water tanks along with well pumps.

    The house I'm in now has electric forced air furnace and we've never had a bill over $500.00 even in the coldest months, the plaster damage is in two on the upstairs bedrooms about 3 feet in diameter.

    I'm not going to open up the walls, I'll repair the plaster damage and it will be good as new, instead of paint thinking wall paper to give each room a personal touch.

    I'll let the tenant choose, paint or paper.

    As for my private suite, I'm going to use old barn board with embossed tin tiles over wood for the ceiling. With wood you can drive a nail anywhere to hang stuff.

    My BC shop had 1x4" tongue and groove yellow cedar on the ceiling, It not only looked good but also brightened up the building. Fat chance I can afford cedar again.
